How much does dry rot repair cost?
Small dry rot jobs (siding, eave, threshold, deck post) typically run $450–$1,800. Larger structural rot (rim joist, sub-floor, wall framing) runs $1,800–$6,500. Every estimate is free and itemized in writing — no surprises after the fact.
Are you licensed and insured?

Standard residential inspections start at $385 for homes under 2,000 sq ft. We're InterNACHI Certified Professional Inspectors handling residential and commercial. You get a same-day digital report with photos — ready for buyers, sellers, agents, or escrow.

What kinds of repairs do you handle?
Dry rot, leaks (roof, window, siding, slab), deck repair and rebuild, roof repair, siding, painting, and general handyman repair work. Every repair is backed by a one-year workmanship warranty.
Can you help with a real estate inspection or escrow?
Yes — we work with buyers, sellers, agents, and lenders. Same-day digital reports. We can also be retained for inspection plus repair scope, which is useful when findings need to be remedied before closing.
Do you do new construction and custom homes?
Yes — design-build from foundation through finish. Typical Central Valley custom builds run $250–$425 per square foot depending on size, design, and finish level. We start with a planning conversation and site visit, then put everything in writing.

How long does a typical kitchen remodel take?
Standard kitchen remodels run 6–10 weeks from demolition to final inspection. Light refresh projects can be done in 3–4 weeks. Every project starts with a written timeline and milestone schedule.
Do you handle insurance claim repair work?
Yes. We provide the documentation adjusters require — photo records, written scope, and itemized line-item estimates formatted for claims.
Do you build custom homes and additions?
Yes. We build custom homes from foundation through finish, plus home additions, second-story add-ons, and ADUs. Custom builds typically run $250–$425 per square foot; additions run $275–$450 per square foot fully finished including permits and engineering.
Do you do commercial construction and tenant improvements?
Yes. We work commercial and residential. Tenant improvements, build-outs, office renovations, retail fit-outs, warehouse conversions, ADA upgrades, and code corrections. CSLB #1105082 covers both.
How much does exterior house painting cost?
Exterior repaints typically run $4,500–$12,000 for a single-story home depending on size and prep. Full prep included: pressure wash, scrape, caulk, prime, two-coat finish. Sherwin-Williams and Benjamin Moore grades.
How much does a new roof cost?
Full residential re-roofs typically run $14,000–$35,000 depending on size, pitch, and material. Composition shingle is most economical; tile and metal cost more. Roof repairs typically $350–$2,500.
Do you build ADUs and convert garages?
Yes. Detached ADUs typically run $225,000–$425,000 turnkey. Garage conversions are faster and run $85,000–$175,000 depending on whether you need a kitchen and bath. Plans, permits, utilities, and final inspection all handled.
